Water Heater Replacement - 
Code Compliance is very important to you!

Gas manufactured and mobile home  water heaters require code compliant installations. They must say: "for installation in a manufactured home (mobile home)." A sticker is also placed on the water heater stating this product is for installation in mobile homes only.

There are further heath concerns when installing a gas water heater in a Manufactured or Mobile home. There are 2 areas where a Gas water heater can be installed:

1. Outside access: where the water heater receives it’s intake air from within the area the water heater resides, with open exhaust venting on top, open space between water heater and vent pipe.

2. Inside access: usually in the utility room or a closet area. In these areas where it is livable space, requires a Direct vent gas water heater, due to carbon monoxide. The water heater receives its intake air from the bottom of the water heater thru a 3 inch pipe, air is draw up from below the manufactured or mobile home, with a SEALED exhaust vent, Closed space between water heater and vent pipe.

Codes on Manufactured and Mobile water heaters both gas and electric require both a 2 Gallon expansion tank and Drip pan installed.

Important ALERT to manufactured home and mobile home owners:
Gas Hot Water Heaters installed in a manufactured or mobile home must be marked with “For use in a mobile home” to be approved per code.

It has been the practice of some plumbers and handymen to install a cheaper designated propane or natural gas water heater, as they are less expensive. However, a problem arises when the homeowner begins to sell the home but it will not pass inspection for the sale. The homeowner would then need to replace the existing NON mobile home approved water heater with one that is code approved before the home can proceed to be sold. For this reason it is best to be sure to purchase and install only an approved ”For use in a mobile home” gas water heater in your manufactured or mobile home.
